Huge 3H Ranch project heading to County Commission August 27


The Board of Sarasota County Commissioners is wasting no time addressing one of the largest Sarasota housing projects ever conceived on August 27, 2024: Pat Neal is the developer of 3H Ranch.

3H Ranch proposes a Rezoning Petition to construct a 6,576-unit housing project on the Hales property 2,727 acres south of Clark Road, east of I-75 and west of Sky Ranch: 

The County's Planning Commission recommended approval of Neal's 3H Ranch project on April 18, 2024. It's a whopper.

The staff report is here - it speaks of a need for stipulations and clarifications upon the complex proposal.

The Planning Commission recommended approval of the Neal plan without stipulations, despite strong community testimony of safety issues and other negative impacts.

The Regional Planning Councils, which have been gone for years, provided growth management oversight.  Now the guard rails are gone, there are no checks and balances, only developers pressing for more and more concessions.

The August 27th BCC Hearing comes hard upon the massive flooding of Hurricane Debbie that drove residents in gated communities out of their homes on August 5-7 of this year:
